Property Portfolio Analysis & Maximization

SIFF realizes that you’re in search of real estate investment performance with peace of mind. Our oversight and analysis service is designed to give you the accountability you need. Owning income properties has inherent risks. These risks can be related to property value, tenant quality, rental market changes or unexpected property maintenance issues. SIFF works with our SIFF-Certified Property Managers to proactively assist you with ongoing real estate investment management to minimize risks. We keep a close watch on your properties and the marketplace so you don’t have to.

Because your return on investment is dependent on cash flow/net income from operations and appreciation, we focus our oversight and analysis services on the following two areas: property oversight and portfolio analysis and maximization.

Portfolio Analysis and Maximization Services

  • SIFF acts as your central point of operations. We control potential problems by actively managing key variables such as rent increase/decrease, vacancy, tenant quality and overall building maintenance.
  • SIFF re-evaluates financing options as interest rates change and monitors property appreciation to make sure your returns are maximized. When re-financing or re-balancing might be advantageous – whether it is a different type of property or a different area, we provide the data and factor transaction costs into our return on assets calculations so you know where you will really stand.

Property Oversight Program Details:

We do the work so that you can relax and enjoy the benefits. We:

  • Set up your property management contract and operations, confirm rents are market rate, take care of deferred maintenance, manage tenant relations
  • Establish a system of financial record-keeping to track rental income, expenses and other cash flow details
  • Prepare variance reports that explain abnormal financial events, such as rent shortfalls or unusual expenses
  • Provide vacancy management by working actively to rent your property, reporting on the number of showings on your unit and identifying potential reasons for the ongoing vacancy
  • Perform monthly property check to protect your investment
  • Conduct routine walk-throughs of your property detailing the status of the following:
    – Condition of the structure
    – Living conditions of the tenants
    – Condition of the external landscaping
    – Parking
    – Neighborhood changes
    – Deliver repair status updates to ensure timely and cost-respective repairs are made to keep your investment in prime condition
