SIFF then coordinates and oversees the entire transaction on behalf of the client weather they are Purchasing, Selling or performing a 1031 Tax Deferred Exchange. CURRENT OPENINGS / JOB DESCRIPTION:
Job Title: ** Real Estate Investment Advisor **
SIFF is looking for well rounded Investment Real Estate Advisor(s) to to join our growing company. Your weekly duties will include but may not be limited to (Sales and Marketing). This will include speaking with clients and prospects, scheduling reviews & consultations. SIFF Advisors have a unique opportunity to work with a company that has a distinct advantage in the Real Estate Investment arena. By acting as a third party advisor you will be working with investors in a fiduciary capacity and changing the way that Real Estate is bought and sold. You will also have the opportunity to work on the Business to Business level.
RESPONSIBILITIES / DUTIES:
Meet with, consult and educate clients regarding their current Real Estate portfolio’s performance, answer questions and schedule a complementary consultation to see if SIFF can increase the clients income, lower their expenses and or provide a great management solution if needed.
Build a profile (Packet) for all clients to include age, income, assets, liabilities, investment goals and expectations.
Review Clients current Real Estate portfolio, perform a Return on Investment analysis (ROI) to include rate of return, depreciation, income, expenses etc. Then Prepare forecasts (Projections) regarding income, expense, capital growth, appreciation, CCR, IIR and other related items.
After performing the portfolio analysis and projections make recommendations that match the clients investment goals and expectations (Purchase, Sell, Refinance, 1031 Exchange or Hold).
Show how this recommendation will meet or exceed the clients investment goals & expectations. This is accomplished through the analysis & projection software and or a comparison data sheet that shows current VS projected return on investment (ROI) based on numbers, facts and the information provided.
Once the client decides ether to Purchase, Sell, Refinance or perform a 1031 Tax Deferred Exchange you the Advisor will coordinate and oversee the entire Real Estate transaction. You the Advisor will work with SIFF’s partners (Realtors, mortgage brokers, and property managers) to ensure the best service, pricing and investment options for the client.
NOTE: You the Advisor are NOT the Realtor that purchases or sells any property, you simply oversee the Realtor assigned to that transaction. This makes your job much easier and scalable. This means you are able to coordinate and oversee multiple transactions at the same time thous increasing your income.
LEAD GENERATION:
Every SIFF Advisor is responsible for generating their own leads and building a book of business.
SIFF will provide a marketing plan, training and make recommendations on how to effectively and quickly find potential clients that need Real Estate Services. This may include joining networking groups, reaching out to your current contacts and building power partnerships (CPA’s, Realtor’s…etc).
Every property in the United State in a potential sale! There is also a real need for SIFF’s 1031 Exchange service, so anyone who currently owns investment property is a potential client. The fact that SIFF offers unique Real Estate consulting services gives you an advantage (and there is very little competition).
OTHER ACTIVITIES / DUTIES:
Follow up with current clients and offer reviews / consultations. SIFF’s current clients may want to sell, or exchange their properties so this is a great way to help existing clients and build your book of business in the process. Meet with potential clients or strategic partners.
COMPENSATION / INCOME POTENTIAL:
This is a performance based position (Commission only) $100,000 + Income Potential
All SIFF Real Estate Advisors receive a generous 50% commission split on all transactions (Purchases, Sales and 1031 Tax Deferred Exchanges). $100,000 + Income Potential.
EXPECTATIONS / WHAT SIFF IS LOOKING FOR:
1. Personal Traits:
- Must be a self starting highly motivated individual who has the entrepreneurial spirit!
- Positive, flexible and open minded.
2. Education:
- 4 year degree in business / finance or related fields preferred.
- 5 + years experience in Sales / Consulting Services (Preferably in Financial Services, Accounting, Real Estate, or Insurance).
- Must have a current (CA) Real Estate License.
3. Skills:
- Comfortable discussing high level ideas / concepts with investors regarding their Real Estate portfolios.
- Strong analytical and problem solving skills.
- Effective written and verbal communication skills.
- Ability to work independently and as a member of a TEAM.
- Excellent time management skills (You will make your own schedule).
